Expert Pool & Spa Inspections in Tampa Bay

Booking professional Pool & Spa Inspections in Tampa Bay is the smartest financial move you can make before buying a home with a swimming pool. For many buyers, the pool is the main reason they move to Florida. It promises relaxation and family fun.

However, a neglected pool can quickly turn into a nightmare, costing thousands of dollars in immediate repairs.

Standard home inspections typically do not include the pool. This leaves a massive gap in your protection. You might close on a house only to find out the pump is dead, the heater is rusted out, or the shell is leaking.

Robbins Home Inspections fills this gap. We evaluate the entire pool system to verify it is healthy, safe, and ready for you to enjoy.

We protect you from inheriting a previous owner’s expensive lack of maintenance.

For Residential

Detailed Residential Pool & Spa Inspections

A swimming pool is not just a hole in the ground filled with water. It is a complex machine with high-voltage electricity and pressurized plumbing.

Our inspection takes a system-based approach to check every component.

The Equipment Pad (Pumps, Filters, Heaters)

The equipment pad is the heart of your pool. We listen for loud, grinding bearings in the pump motor, which signal it is about to fail.

We check the filter canister for cracks and look for leaks at the clamp bands. If the home has a heater, whether gas, electric heat pump, or solar, we turn it on to verify it fires up and operates correctly.

Structure, Surface, and Coping

We look closely at the pool shell. We check for horizontal cracks in the “bond beam” (the upper rim of the pool) and tile line. We also inspect the interior finish, often marcite or Pebble Tec, for signs of delamination or “pop-offs.”

Around the edge, we check the coping stones. Loose coping is not just ugly; it is a trip hazard for children and guests.

Pool Cages and Screen Enclosures

In neighborhoods like Westchase and Palm Harbor, a screen enclosure is standard. We inspect the aluminum structure for stability. We look for rusted bolts that are no longer holding the frame together.

We also check the condition of the screen panels and the tie-down cables to verify the structure can withstand our frequent summer storms.

Pool Safety Features & VGB Compliance

Safety is our top priority, especially if you have young children or pets. We check the barriers specifically designed to keep them safe.

We verify that all gates leading to the pool area are self-closing and self-latching. We test door alarms and check for child safety fences, such as Baby Guard systems. We also inspect for entrapment hazards.

We verify that the main drain covers at the bottom of the pool are “Virginia Graeme Baker Act” (VGB) compliant. These domed covers prevent dangerous suction entrapment.

Finally, we check the electrical bonding and GFCI protection on underwater lights to prevent shock hazards.

FAQs

Does a standard home inspection include the pool?

Most standard inspections stop at the back door. A pool inspection is an add-on service that requires specific training and reporting.

That requires a specialized leak detection company. However, we look for visual signs of leakage, such as wet spots in the yard, settling decks, or water levels that are too low.

We test the heater for operation. We verify it turns on and produces heat. Keep in mind that heat pumps depend on air temperature, so they may not heat effectively on very cold days.

We can still inspect the external equipment like the pump and filter. However, if the water is murky, we cannot see the bottom drain or the condition of the surface finish.

We inspect the structural integrity of the cage and how it attaches to the home. We look for loose anchors and damaged screen panels.
